It\u2019s an exciting and potentially stressful moment in life but with the right information, you can feel confident in your decision to jump into homeownership. Whether you\u2019re starting to figure out what you need to do to buy a house or already started saving for a down payment, here\u2019s how to make sure you\u2019re financially prepared to purchase your first home.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Check your credit<\/h2>\n\n\n\n<p>Your credit score is essential: not only does it show you\u2019re responsible for paying off debt; it also makes it easier to qualify for a favorable interest rate. Why does that matter? Lower interest rates make your home purchase more affordable. Lenders reward borrowers with high credit scores with lower interest rates on their mortgages, which can potentially save thousands of dollars over the life of a loan. <\/p>\n\n\n\n<p>You\u2019re entitled to a free copy of your credit report from all three credit reporting bureaus each year through <a rel=\"nofollow\" href=\"https:\/\/www.annualcreditreport.com\/requestReport\/landingPage.action\">AnnualCreditReport.com<\/a>. Review your report and report any errors. The earlier you start this process the better; it can take several months for an error to be removed from your credit report. <\/p>\n\n\n\n<p>Your credit score is based on your credit report, so it\u2019s\nimportant your credit report is accurate. Your credit score may not be\navailable on those reports but there are a few ways you can request your credit\nscore:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Check with your credit card, bank, or loan\nstatement: <\/strong>Some credit card companies, banks, and loan companies provide\ncredit scores to their customers. Check a recent statement or online account to\nsee if it\u2019s available.<\/li><li><strong>Purchase credit scores directly from the\ncredit bureaus:<\/strong> you can purchase access to your credit score from one of\nthe three credit reporting bureaus or from a third-party provider like <a rel=\"nofollow\" href=\"https:\/\/www.myfico.com\/\">FICO<\/a>.<\/li><li><strong>Use a free credit scoring site or paid credit\nscore service:<\/strong> there are a few credit scoring websites that offer free\ncredit scores, like <a rel=\"nofollow\" href=\"https:\/\/www.nerdwallet.com\/l\/free-credit-score\">NerdWallet<\/a>\nor <a rel=\"nofollow\" href=\"https:\/\/www.creditkarma.com\/home-loans\/i\/overview-of-mortgage-loan-options\">Credit\nKarma<\/a>, and some provide credit scores along with credit monitoring services\nfor a monthly subscription fee. <\/li><\/ul>\n\n\n\n<p>Use this time to maximize your credit score. Here are a few\nways you can improve your credit score:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Pay all your bills on time<\/li><li>Keep credit balances low (and avoid taking out\nnew debt!)<\/li><li>Keep your current credit cards open. Closing an\naccount will increase your debt load which can lower your credit score<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Consult a mortgage lender<\/h2>\n\n\n\n<p>Meet with potential lenders to learn where you currently\nstand on securing a mortgage. You can get prequalified to get an estimate of\nthe amount you may be able to borrow. Remember: getting prequalified is does not guarantee you a mortgage nor are you\nobligated to use that lender in the future. Prequalification is a great way to\nget an estimated homebuying budget and determine if there\u2019s anything you need\nto do to improve your situation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Research mortgage options and homebuyer assistance programs<\/h2>\n\n\n\n<p>There\u2019s more than one way to finance a home! Did you know there are other mortgage options beyond a conventional loan? Smart buyers take time to research the different loan types to understand their options and chose the option that\u2019s right for their situation (this is another reason why meeting with a mortgage lender is helpful!) Become familiar with the different types of loans that are available (like an FHA loan or VA loan if you\u2019re a member of the military) and how mortgage rates work. <\/p>\n\n\n\n<p>Many states also offer first-time homebuyer programs that\nmake homeownership achievable. These programs often combine low-interest rate\nmortgages with down payment and closing cost assistance. Some resources to\ncheck out include <a rel=\"nofollow\" href=\"https:\/\/downpaymentresource.com\/\">Down Payment\nResource<\/a>, <a rel=\"nofollow\" href=\"https:\/\/www.hsh.com\/finance\/mortgage\/home-buyer-programs.html\">HSH.com<\/a>,\nor the <a rel=\"nofollow\" href=\"https:\/\/www.hud.gov\/states\">Department of Housing and Urban\nDevelopment<\/a> for state-specific requirements and qualifications. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Decide your homebuying budget<\/h2>\n\n\n\n<p>If you\u2019ve met with a lender, you can use the estimate they\nprovided to base your homebuying budget on. You don\u2019t have to spend the full\namount though! You should review your finances and determine how much you\u2019ll be\ncomfortable spending on your mortgage payment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Research the market<\/h2>\n\n\n\n<p>Start checking out real estate listings in your desired\nneighborhoods to begin understanding what types of homes are available in your\nbudget range. Your research can include attending open houses or viewing\nvirtual tours.
